Gas Safety Inspections Across Scotland

Landlord Gas Safety Certificates (CP12)

If you rent out a property in Scotland, an annual gas safety check isn’t a nice-to-have, it’s the law. Every gas appliance, flue and fitting you provide for your tenants has to be checked every 12 months by a Gas Safe registered engineer, and your tenants are entitled to a copy of the record.

You’ll often hear the certificate called a CP12. Its proper name is a Landlord Gas Safety Record, but it’s the same thing: the document that proves your annual check was done.

What we check on a landlord inspection:

  • Every gas appliance you supply: boiler, cooker, hob, fire
  • Flues and chimneys, to make sure fumes are going where they should
  • Ventilation, so appliances get the air they need to burn safely
  • Gas pipework tightness, to confirm there are no leaks
  • Safety devices, to check they actually work

You get your Landlord Gas Safety Record when the check is done, with anything that failed clearly listed. If something does fail, we can usually quote for the repair on the spot, so you’re not chasing a second contractor to get the property compliant.

Homeowner Gas Safety Checks

No law says homeowners need an annual gas check, but your boiler, cooker and fire don’t know that. The same faults that make rentals dangerous happen in owned homes too, they just go unnoticed for longer.

A homeowner safety check covers the same ground as a landlord inspection: appliances, flues, ventilation and pipework, all tested by a Gas Safe engineer. Worth booking if:

  • You’ve just moved in and don’t know when anything was last checked
  • Your appliances are getting on a bit
  • You’ve noticed something off: a smell, a lazy orange flame, soot marks, more condensation than usual
  • You want it checked before winter, when a fault matters most

Pre-Purchase Gas Inspections

Buying a place? The home report won’t tell you much about the gas. An inspection before you commit can flag a knackered boiler or dodgy pipework while it’s still the seller’s problem, not yours. We’ll check the appliances and system and give you a straight rundown of what’s fine, what’s tired, and what needs money spent on it.

What Happens If Something Fails

An inspection is only useful if you know what happens next. If we find a fault:

  • We’ll explain what’s wrong in plain terms, and show you where we can
  • Anything dangerous gets made safe there and then, which can mean disconnecting an appliance. We won’t leave something unsafe running, and no honest engineer will
  • You’ll get the fault listed on your record, plus a price for the repair
  • No pressure and no scare tactics. It’s your appliance and your decision, we just won’t sugar-coat a safety issue

Because we repair as well as inspect, most faults we find are ones we can also fix, usually without another company getting involved.

FAQs

How often do landlords need a gas safety check?
Every 12 months, by law, for every rental property with gas appliances. Your tenants must get a copy of the record, and you need to keep copies too. Miss it and you're breaking the law and likely voiding your landlord insurance. \
Is a CP12 the same as a Landlord Gas Safety Record?
Yes. CP12 is the old informal name that stuck. The official document is the Landlord Gas Safety Record, and that's what we issue.
What's the difference between a gas safety check and a boiler service?
A safety check confirms your appliances are safe to use. A service is maintenance: cleaning and checking components inside the appliance so it keeps running well. They're often done together, but they're not the same job.
How long does an inspection take?
Depends on how many appliances are in the property. A flat with one boiler is quicker than a house with a boiler, hob and gas fire. We'll give you an estimate when you book.
What happens if an appliance fails?
Anything dangerous gets made safe immediately, and the fault goes on your record along with a repair quote. For rentals, faults on appliances you supply need sorting to keep the property compliant.
